Dust Services

Construction dust impact assessments, real-time monitoring and environmental management plans to protect sensitive receptors and satisfy planning conditions.

Construction Dust Specialists

Construction, demolition and earthworks activities can generate significant dust emissions that affect nearby residential properties, schools, hospitals and other sensitive receptors. Dust is one of the most common causes of complaints during the construction phase of any development, and planning authorities increasingly require formal dust assessments and monitoring as conditions of approval.

At Air Dust Odour, we provide expert dust assessment and monitoring services that cover all phases of construction activity. Our assessments follow the IAQM methodology for evaluating dust risk from demolition, earthworks, construction and trackout, and our monitoring services use calibrated equipment to provide real-time data throughout the construction period.

We work with developers, contractors, and project managers to develop practical, proportionate dust management strategies that protect communities while keeping your project on track.

When Is a Dust Assessment Required?

Dust assessments and monitoring are commonly required in these situations.

Major Construction Projects

Large-scale developments including residential estates, commercial buildings and infrastructure projects near sensitive receptors.

Planning Conditions

Where the local planning authority requires a dust management plan or construction environmental management plan as a condition of consent.

Near Residential Areas

Any construction activity close to homes, schools, care homes or hospitals where dust nuisance could affect vulnerable populations.

Demolition Works

Building demolition projects that generate high volumes of dust, particularly where asbestos or other hazardous materials may be present.

Ecological Sensitivity

Construction near designated ecological sites such as SSSIs, SACs or ancient woodlands where dust deposition could harm habitats.

Long-Duration Projects

Extended construction programmes where ongoing dust monitoring is needed to demonstrate compliance and respond to changing site conditions.

Our Dust Services

Comprehensive dust assessment and monitoring services covering every phase of construction.

Construction Phase Dust Impact Assessment

A detailed assessment of potential dust impacts from construction activities, covering the four key phases: demolition, earthworks, construction and trackout. Each phase is assessed for dust emission magnitude, and the sensitivity of the surrounding area is evaluated to determine the overall risk category. Mitigation measures are then recommended proportionate to the level of risk identified.

Construction Environmental Management Plan (CEMP)

A comprehensive management document detailing all environmental mitigation measures for the construction phase, including dust suppression techniques, monitoring arrangements, complaint response procedures and responsibilities. CEMPs are frequently required as a planning condition and demonstrate that the contractor has a clear plan for managing environmental impacts throughout the build.

Real-Time Dust Monitoring

Deployment of continuous particulate monitors around the site perimeter and at sensitive receptor locations. We provide fully managed monitoring services including equipment installation, calibration, remote data access, alert triggers when concentrations approach threshold levels, and regular reporting to demonstrate compliance with planning conditions.

Passive Dust Monitoring

Directional dust gauges and sticky pad monitors deployed around construction sites to measure dust deposition rates over defined periods. This provides a cost-effective means of tracking dust impacts at boundary locations and nearby receptors, with laboratory analysis and regular progress reporting.

Dust Management Plans

Standalone dust management plans focused specifically on dust control measures, trigger levels and response procedures. These provide practical, site-specific guidance for contractors on dust suppression activities such as wheel washing, damping down, covering stockpiles, and managing haul routes.

Section 61 Applications

Preparation of prior consent applications under Section 61 of the Control of Pollution Act 1974, which allows contractors to agree construction methods and working hours with the local authority before work commences. This proactive approach can help avoid complaints and enforcement action during the construction phase.

Our Dust Assessment Process

Site Review

We assess the site location, surrounding receptors, planned construction activities and programme to understand the scale and duration of potential dust emissions.

Risk Assessment

Following the IAQM methodology, we categorise the dust risk for each construction phase based on emission magnitude and receptor sensitivity.

Mitigation & Monitoring

We recommend proportionate mitigation measures and, where required, design a monitoring programme with equipment specifications, locations and reporting schedules.

Ongoing Support

During construction, we manage monitoring equipment, analyse data, produce regular compliance reports and advise on adaptive measures as site conditions change.
